Perfectly nice and clean hotel. It was a bit old-fashioned. Great central location with secret exit to the shopping centre next door, which was handy when it rained! Staff friendly. Didn't love the breakfast, but it was ok. Nice warm room, and good strong wifi. Would stay here again.

Quite happy with the hotel. Nice location with easy access to everything, close to Waverley station. Only downside is this building is being pulled didn't next week so hotel is tired. The bar had no drinks available other than Guinness. Stayed for two nights and slept fairly well.

Great location, building looks dated from the outside but rooms are an OK size and the decoration has a fresh feel, bathroom seemed to be fairly new and the shower was great. Staff are very welcoming and helpful. We had dinner in the restaurant, this was the only disappointment as I didn't think it was anything special, the breakfast buffet in the morning had plenty of choice for cooked or continental. Main draw would definitely be its location as you're so close to many of Edinburgh's attractions, shops, and nearby bars and restaurants.

My husband and I stayed with you recently and felt to give your hotel a review. We found the location of hotel in an excellent part of the City so close to the shopping center, and to the hub of the city with tram and bus routes so nearby. The hotel has very stylish features, has the potential to be a stunning hotel if refurbished. We enjoyed dinner, and breakfast which was cooked to perfection and service was excellent. The staff were friendly and helpful, however my husband requested if roses could be delivered to our room as a surprise birthday gift which was declined by a member of your reception team. We felt that in order to compete these days one has to make an effort to please the customer. The bed was comfortable and the facilities in the room was adequate. Our window was level with the street, and without a blind or net curtain we left our curtains pulled until ready to leave. I would like to return to the hotel with family in the near future as there was something very special about the atmosphere of the hotel and the welcoming attitude of your staff. Thank you

We were supposed to stay at the Carlton but they overbooked their hotel, they said the could get us a room at a hotel that was comparable to theirs so we agreed. The hotel they booked for us was The King James. When we pulled up I knew it was no comparison, when you walk in it is a dingy run down entry, we headed up to the room and in the hallway there were holes in the carpet and cracks in the walls. We entered into our tiny dark room and knew we weren't staying the night there, it was a very old run down hotel room, stains on the carpet, black smudges on the wall. I used the restroom and found the toilet with a bunch of toilet paper in it so I flushed it, went to the bathroom and flushed again only to find the toilet wouldn't flush. We discussed our options, googled the hotels and found that the pictures for this hotel to be nothing what it actually is. Before we left the room I tried to flush the toilet again and it still wouldn't flush. We had other friends that were moved with us (a total of four rooms) when we went out of our rooms all of our friends said their toilets would work either. We asked down at reception about the toilets and were told it's an old hotel and you may have to wait a while between flushing but it should work later. We opted to cram all 20 people into 6 rooms at a different hotel. Beware that the website pictures do not represent the actual hotel, it is run down and nasty.
