Very friendly staff. Good customer service. Good rooms. Could be better if they served breakfast.

Interesting that Michael Hosto would choose to slate the local neighbourhood and call it "the worst in Edinburgh". Sure, the back of this hotel resembles a pig sty, but that is down to the hotel and its guests dumping rubbish as much as it is the local residents. The area might look run down, but it's actually very safe. We tolerate noise at all hours, hire cars blocking pavements and our bins are always overflowing with rubbish from the three new units at the back of this hotel. When those units were being built, the labourers were constantly dumping waste building materials in the street and into our recycling bins. Just recently (early August 2017) the hotel installed new televisions in those three new units and has dumped all the packaging in our street. If you want to stay in a hotel that respects its local area then avoid this one like the plague. (So, thanks, Michael, but no thanks. You're no more of a "local guide" than flea in the air.)

This is a horrible hotel. It is in the worst neighborhood on Edinburgh. The security guard at the neighborhood grocery store said it was the highest crime store in their chain due to extensive drug use in the hood.
Many of their larger units in the rear have easy access from the rear alley and there are no cameras, insufficient locks and no safes in the room.
Upon arrival i saw a full kitchen off the lobby and inquired about coffee. The front desk clerk said coffee was only for employees. I asked about AM coffee and he said the closest coffee was 3 blocks away. I left the conversation noticeably disappointed in his response. I found out later after waking every morning and walking several blocks for coffee that there was in fact coffee and the clerk just didn't care enough to mention it.
When we arrived at our unit it had dirty old broken furniture stored at our door and there was trash strewn all over outside our unit front door. There was a dirty diaper laying at the parking lot entrance the day we arrived and 4 days later. I complained about the mess on day one and nothing had been done even when we checked out. (See pics).
The walls are paper thin and we were kept up all night long by low level talking, TV and snoring of our neighbors. The walls were so thin you could hear every word they said. You cannot turn the shower on or off unless you leqve the bathroom. There are no toilet paper holders. There is no temperature control except a first floor window that opens up to an alley in a high crime / hard core drug user area.
This place looks pretty in pics from street but is horribly designed and managed. I would have ledt after one night but it was prepaid with no refunds. I don't usually write hotel reviews (good or bad) but i felt obligated to share this experience. If this review helped you please like it so it raises to the top.
There are great hotels all over Edinburgh. This is not one of them.

Perfectly reasonable considering the price best sums up the Park House Hotel. The staff are friendly and helpful and the location is directly opposite the Leith Links historic park. Regular buses to the city centre etc. Can't review breakfast as I didn't have it. The bathroom included a power shower which was nice.
