The hotel was plain and in need of maintenance, but it was clean. A fine hotel if you only want to sleep and have a shower while spending your day's in and around venice.

The room we got in the hotel was on third floor and there was no lift so had to pull our luggage up, it was hot 36℃ but the AC wasnt working, the bathroom was smelly and the shower was oddly positioned over the toilet. We arrived at 11.30pm but there was no place to eat nor we could order something for delivery as the area wasn't covered by any food delivery service!
Stayed for one night in this hotel to explore venice. Ended up paying away more than what I expected as I had to take taxi to hotel (€35) then local bus to go venice (€52 for two) and again bus to the Airport. Local Transport in venice is away more costly. So better find a hotel in venice itself.
On the positive side they offer decent breakfast and the bus stop is only 2 min away from the hotel (consider highway noise at night for the same reason).

I was here 6 years ago and remembered a simple hotel with friendly staff, good restaurant and optimal location to Venice.
But times are changing.
First impression: still friendly staff at the reception, they are helpful and speak English well.
The rooms are poor, but what do you expect in Venice from a ** hotel? It's okay for one or two nights, but really only for basic needs. The plug socket is out of the wall, the towel holder fall down - obviously longer time ago, the air conditioner remote control does not work - it means no air conditioning in the room in the Italian summer, and if you open the window you can listen to the heavy traffic all night. The breakfast is quite poor, but again, 2 stars in Venice usually do not promis you more.
Finally, the worst experience was the restaurant. As long as you want to eat a pizza or spaghetti, it's okay. But hands off from the grill food, it's a bad joke! Lamb from the grill means grilled lamb bones with heary skin, grilled chicken is the same but with feathery skin. And the service is the most unfriendly I have ever had in a restaurant. They let you sit without asking anything, if they finaly come after your call, no greetings, no smile, no any sign of acceptance.
In the end, the hotel gets 2 stars, the restaurant zero, so the one star is deserved. For us this was the last visit here.

Nice hotel to stay 2-3 days ,very close to Venice , good meal and breakfast . Litlle bit of noise from highway but ...after all day walking on Venice ...

I stayed for 3 nights with my wife though the decoration is a bit old fashioned it was clean and the room cleaning was daily. My only complaint was that the service in the restaurant was horrendous, however the food was excellent. I Sat waiting to be served drinks as a guest of the hotel to be told the rsstaurant wasn't open till 7pm this was after having seen someone else staying at the hotel served drinks. On the last night I was told that a litre of beer was 7 euros and was not given any change from the 10 "euro I gave the assistant.
The hotel is very handy for Venice though a day the room I had was suplied with an AC machine
