You literally get what you pay for and them some. Those who give this place a bad review need to realize what Vancouver is. It's an EXPENSIVE city with EXPENSIVE hotels. If you go six blocks west, you're paying 4 times what you pay at the Patricia. That said, it's in (arguably) the worst neighbourhood of Vancouver. There will be drug addicts outside the hotel at night. Is it dangerous? I don't thin so... I've walked through this area in the dark of night and had no issues. You should probably stay away from the alleys and don't engage with the hookers (common sense, right?). The area is very tame during the day.
The plus side is well-trained staff who legitimately care about their guests experience and a night staff who keeps out the riff raff. And you get a downtown address, close to all the major attractions for a fraction of what it costs to stay a few blocks West.
It is by no means a luxury hotel and it certainly doesn't brand as such on the website. It's a budget inn, for budget travellers looking to save a buck in Vancouver ... and it does that well!!!

This hotel is possibly the best value in the city.
Yes, perhaps it is in a rough neighbourhood, but if you’re a grown up who has ever been in a big city before you’ll be just fine.
The hotel is vintage and adorable. Staff were fantastic.
The rooms are very basic, but for $55 a night, it is a steal. The only reason for not a 5-star review was because the WiFi was terrible.

The hotel is pretty nice. I stayed on the top floor. The beds are comfortable and rooms are clean. Front desk was helpful in calling cabs and providing information about the area. The neighborhood the hotel is in is pretty sketchy. Saw people smoking crack on the sidewalk across the street

This is a neat place. The building is like 104 years old. They advertise as a budget hotel everywhere, even on their sign outside, so any complaints about room size or age are ridiculous- you get what you pay for. Yes the rooms are small and the elevator is slow, I expect that in a historic building. The staff were helpful and friendly. The room and linens were clean.

The Patricia Hotel will give you a true taste of Vancouver's infamous DTES(downtown east side). The Patricia is over 100 years old and still has many vintage, yet well maintained features. It sports a lobby with plenty of seating and huge picture windows. People watch till your hearts content! If you are looking for a "gritty" experience, this is the place to Be. Not recommended for for persons under 19.
